Ferry Street Manor is a Type III-B, fire-sprinklered, six-story downtown infill apartment building in Eugene, delivering 50 units of workforce housing — 35 studios and 15 one-bedroom units. The project has a 6,416 SF footprint and a total building area of 31,316 SF, and received MUPTE approval.

Design & Construction Approach
For Ferry Street Manor, Arbor South worked closely with the CMGC to align design decisions with cost and constructibility from the outset, using a modular approach, material sizing strategies, and waste reduction to control costs. Value engineering focused on durability and long-term value — selecting cost-effective, resilient materials and creative detailing to maintain aesthetic quality while supporting efficient construction and ongoing maintenance.
